Town sits on the deepest geothermal hot spring in the world, so a ski day ends in mineral water instead of traffic. Durango-La Plata airport, roughly an hour. Albuquerque, about three and a half. Short-term rental is permitted with a PLPOA permit. Permitted — not automatic. Dues run $365 a year standard, $1,095 a year if operated as a short-term rental. Buyer to verify all current PLPOA and local requirements; dues and regulations subject to change. Here's the honest close. Most lakefront inventory in this valley is original 1980s and 1990s construction, which means the purchase price is where your spending starts, not where it stops. This one's finished.
