Luxury vinyl floors in living areas, premium carpet in bedrooms, plus a large private backyard with pine trees. Occupancy & Guests: Maximum of 7 occupants. Overnight guests require landlord approval at least 24 hours in advance and are limited to the approved dates only. Security Cameras: The home has 4 exterior security cameras (front door, garage, backyard). Cameras are outdoor only, do not record audio, and do not monitor inside the home. Backyard cameras may be temporarily removed during the tenancy with prior notice to and approval from the landlord. All cameras must be reinstalled before move-out. Utilities: $350 per month is included for electricity, water, and gas. Any amount over $350 will be billed monthly to the tenant. Move-In Costs: First month's rent and security deposit are due in full prior to move-in. Cleaning Fee & Additional Charges: A standard cleaning fee will be charged at move-in and covers routine cleaning after tenants vacate the premises. The following are NOT included in the standard cleaning fee and may result in additional charges if required: Deep cleaning of couch or upholstered furniture Deep cleaning of sofa cushions Excessive cleaning inside the refrigerator Excessive cleaning inside the microwave Carpet stain removal Cleaning or repair of garage epoxy flooring Any excessive cleaning or damage beyond normal wear and tear may be deducted from the security deposit or billed separately. Maintenance & Repairs: Tenant agrees to promptly notify landlord of any maintenance issues. Tenant is responsible for damages caused by misuse or negligence. No Smoking Policy: No smoking or vaping is permitted inside the home or garage. Evidence of smoking may result in additional cleaning charges. Pets Policy: No pets are permitted at any time. Evidence of pets may result in additional cleaning charges. Trash & Yard Care: Tenant agrees to follow local trash collection schedules and maintain reasonable cleanliness of outdoor areas. Quiet Enjoyment: Tenant agrees to comply with local noise ordinances and maintain respectful behavior toward neighbors. Early Termination 30 days written notice + one month's rent as an early termination fee. Renter's Insurance Tenant is required to maintain renter's insurance for the duration of the lease. Keys & Smart Lock Policy Tenant is responsible for lost keys or damaged smart lock devices. Re-keying or replacement costs may be charged to the tenant.
