Scheduled showings to take place on Saturday, March 13 and Sunday, March 14. We are moving, so it's time to sell our home in Crestwood, where we have lived for 20 plus years. The house is currently not a MLS listing but will be soon. More photos will be posted this week. The house is roughly 1500 square feet, with about 450 of that a fully remodeled basement with an egress window and 3/4 bath (larger than the full bath upstairs). That improvement was part of a larger significant remodel in 2006, which included adding a full perimeter basement waterproofing (Badger Basements), opening up the kitchen area, and installing cork flooring in the kitchen and an adjoining sitting area. The electrical panel was updated around the time of the remodel, and a dedicated 50 amp circuit for an EV charger was installed in 2020. A new high efficiency boiler with integrated hot water was installed in 2018 as was a Misitbishi ductless A/C unit for the kitchen and adjoining sitting area. Roof was installed in 2003 with 30 year shingles, so it should have five to ten years left. Mastershield leaf proof gutters installed in 2006. Chimney cap/stack masonry was replaced in 2020. The basement and house stayed completely dry during major flooding in 2018. The house features a long driveway and a one car detached garage. The fenced backyard has a chicken coop with three backyard chickens (coop large enough for five). We are open to including the coop in a sale or we can arrange to sell it prior closing. Here are known defects with the house. The front stoop steps have a crack in them; the driveway needs to be redone, the wood burning stove has a bit of backdrafting, which we are having repaired on March 15; the original hardwood floors need to be resanded and refinished (ideal time for that would prior to transition; the large trees around the house need to be pruned and crown trimmed, which we are having done by a professional arborist in the coming weeks; the backyard fence needs to be refinished or replaced, though it is structurally sound. The front and backyard need some TLC. Crestwood is a special and family oriented neighborhood. By design, every house adjoins green space and there are no through streets in the neighborhood. Also known as the Wisconsin Cooperative Housing Association (WCHA), Crestwood is the oldest cooperative neighborhood association in the US. The WCHA sits on 23 acres with much of it adjoining Owen Conservation Park. Visit this link for more info: https://www.wchacrestwood.com. The neighborhood has a quiet, almost suburban feel, but you are just minutes from so much of what makes Madison special. The Capital Square is 5 miles away, Hilldale shopping is two miles to the east and Middleton is two miles to the west. Knoche’s and Oakcrest tavern are in walking distance. Serious and qualified buyers only, please. To schedule a viewing on either March 13 or March 14, please contact JW Miller (owner) at 608-628-6091 or jwmiller99@gmail.com. We are open to working with buyers agents, including splitting half of a buyer's agent three percent commission with the buyer.
